Luxury Estates Amongst the Redwoods

A few minutes further north of the Golden Gate Bridge and inland towards West Marin are the toney enclaves of Kentfield and Ross. Set in the redwood groves at the base of Mt. Tam, with lush landscaping and tranquil creeks. Kentfield and Ross are both highly desired for the climate, amazing schools and close proximity to open space.

Homes in Kentfield and Ross range from luxury single-family homes to incredible villas and expansive estates.  Home to CEO’s, investment bankers, the very affluent and even movie stars, the luxury lifestyle that can be obtained here is truly a thing to marvel at. The homes rival those often found in the luxury areas of Los Angeles.

 

The natural beauty of the area alone is captivating, but once you’re exposed to the beautiful estates, you might never want to leave. However, Ross is very exclusive with only around 80 estates to choose from, so the town of Kentfield is a viable option that holds up to the same luxury and opulence that most discerning buyers are looking for.

 

Market Trends and Statistics – Year End 2023

 

Kentfield’s real estate market showed a notable change this past year with decreases of homes and condo sales, peaking in 2021.

In 2023 there was an overall decrease in total housing inventory for sale for residential homes and condos. New listings dropping by 11.7% compared to 2022, with only 53 new listings for 2023, compared to 60 the year before.

The average $/SqFt sold price also decreased as well,  1,161 $/SqFt in 2023, as opposed to 1,168   in 2022, a .6% drop from last year.

The market has demonstrated a level of softening during this unprecedented time of interest rate hikes, with a median sales price of $2913,000, an 2% decrease from the previous year, and an average sales price of $2,957,000, down 13.1%.

 

Buyer and Seller Dynamics

Along with a decrease in overall sales, the Kentfield’s real estate market is trying to recover from the interest rate hikes of 2023 and the FED pivot that started in March 2022, evidenced by an increase in median days on the market at 28 days, same as last year

.

 

Economic Factors

Kentfield 's real estate market is buoyed by a thriving job market of San Francisco, known as a financial center and for its booming tech sector.  I believe the next generation of AI technology companies will be created in San Francisco. Helping to increase demand for housing will inevitably lead to Marin.

 

During the pandemic, many people relocated out of San Francisco, however I believe that trend has normalized. That the greatest impacts of the Kentfield real estate market of this past year have been primarily based on accelerated interest rate hikes and economic predictions of what may or may not materialize.

 

 

Predictions

Moving forward, I believe corporations will slowly do away with the work from home philosophy, making it a requirement for people to get back into the office, leading to greater interest in moving back to the city. Thus, creating a more traditional demand to accommodate growing families in Marin County.

 

Additionally, Marin's fantastic communities, rich cultural scene, outdoor lifestyle, our educational institutions, and family-friendly environment will always be in demand.

 

 

Marin’s real estate market in 2023 was marked by market forces that impacted everyone. However, our local Marin real estate market will always be a resilient combination of economic growth and higher quality of life. That does come with a price, but it’s worth it.

Ross and Kentfield are both family friendly and tight-knit communities, offering natural beauty and plenty of outdoor recreation. The pace is slow and mostly revolving around kids, afternoon sports and weekend games. Easy access to other towns such as San Anselmo or Corte Madera offers an expanded reach for shopping and restaurants.

 

DINING, ENTERTAINMENT & SHOPPING

Heading out for a quick shop, you can find everything you need at Woodlands Market, an upscale grocery store with a fantastic ready-made food selection.  Go a little further towards the FWY, you will find more shopping and restaurants in the Bon Air shopping center. Or turn and go further into west Marin and you will find wonderful small town feel of San Anselmo with plenty or shopping, restaurants and conveniences.

 

To relax after work or perfect for weekend date night, pull up to the bar and taste the fabulous locally inspired cocktails and wood fired cuisine at the Guesthouse. The seasonal menus will have you coming back.

 

For a little spice in your life, plus a little outdoor zen, you must try the inventive Thai cuisine featuring a variety of regional specialties at R. Hoh Thai on their creekside patio.

 

Magnolia Ave. hosts a few more shops as you drive towards Larkspur, and one of my favorite breakfast spots is Rustic Bakery, a quick stop to pick up your favorite croissant, or stay awhile and enjoy avocado toast. For lunch try the ham and cheese sandwich made with French ham, gruyere and Emmenthaler cheeses, it is amazingly good.

 

 

THINGS TO DO

Year-round hiking and mountain biking prevail as the leading activity for outdoor enthusiasts. Phoenix Lake located in Ross offers endless trails for hiking and mountain biking, giving an easy out for people to commune with nature and get a great workout.

Annual community events are always fun for the kids and families, the town of Ross hosts its annual 4th of July Celebrations which is always fun to watch, also join the potluck style Ross Town Dinner held in fall.  Both festivities bring people together and create a stronger sense of community.

College of Marin adds a tremendous amount of activity that is often overlooked, take classes for fun or simply enjoy the creativity and collaboration of the Performing Arts Department, featuring outstanding cultural events, music, drama and dance.
